The thought of buying a fixer-upper always seemed exciting to me. The TV shows made it seem to easy! One can imagine themselves getting exactly what they want. The process is exhausting, I know first hand since I am currently going through a kitchen renovation. The work takes a toll on your body – long nights and achy muscles. 1. Research contractors

You will be entrusting the contractor to get the job done. It is important to find someone who is reliable and trustworthy. The contractor should be licensed and insured. You want to make sure they follow all permit regulations for your city. Check with family and friends for recommendations. It would also be great to see some of the work he/she has done in the past.

2. Create a budget

Know what you want to spend. Creating a budget will help you stay on track and will make the process easier when you discuss plans with the contractor. Get estimates from different contractors to see who works best for your budget – it will also help you adjust your budget if cost is higher or lower than anticipated. We also did some of the demolition when we could. We took down the cabinets and removed the old tile floors. It helped us keep our cost lower. We don’t mind getting our hands a little dirty!

3. Gather ideas

This is the fun part! Search the web, magazines, and books for ideas. What is your dream kitchen, bathroom, etc? White cabinets, espresso, or walnut? Double or single vanity? So many options! Know what you want to make the process a little easier. I knew I wanted white Shaker cabinets and a large Farmhouse style sink. I showed our contractor all of that so we can come up with a plan.

4. Be prepared for the unexpected

Things happen, be prepared for that. For example, for our kitchen renovation, the floor was laminate on top of tiles so when we removed the old cabinetry part of it had no flooring at all thus making the floors different levels. We had an unexpected additional cost because we now had to remove the wood laminate flooring and the old tile. We then paid to re-tile the floor. Doing it this way would get our entire kitchen floor leveled. You may have an unexpected electrical or plumbing issue. Just be prepared for that!

 5. Know your game plan

If you are doing a bathroom renovation, do you have another bathroom that can be used during the process? If you are doing a kitchen renovation, how do you plan to cook dinner? We didn’t have a microwave or oven! It was tough but we used an air fryer, grill, and skillet to cook what we could. We had family who helped us out with hosting dinner. The process has taken longer than expected which is frustrating but we know the end is in sight!

We did try to save some money by removing the old cabinetry ourselves. It definitely was exhausting work!
