The thought of buying a fixer-upper always seemed exciting to me. The TV shows made it seem to easy! One can imagine themselves getting exactly what they want. The process is exhausting, I know first hand since I am currently going through a kitchen renovation. The work takes a toll on your body – long nights and achy muscles. 5 Helpful Tips Before Starting a House Renovation Project
1. Research contractors
You will be entrusting the contractor to get the job done. It is important to find someone who is reliable and trustworthy. The contractor should be licensed and insured. You want to make sure they follow all permit regulations for your city. Check with family and friends for recommendations. It would also be great to see some of the work he/she has done in the past.
2. Create a budget
Know what you want to spend. Creating a budget will help you stay on track and will make the process easier when you discuss plans with the contractor. Get estimates from different contractors to see who works best for your budget – it will also help you adjust your budget if cost is higher or lower than anticipated. We also did some of the demolition when we could. We took down the cabinets and removed the old tile floors. It helped us keep our cost lower. We don’t mind getting our hands a little dirty!
3. Gather ideas
This is the fun part! Search the web, magazines, and books for ideas. What is your dream kitchen, bathroom, etc? White cabinets, espresso, or walnut? Double or single vanity? So many options! Know what you want to make the process a little easier. I knew I wanted white Shaker cabinets and a large Farmhouse style sink. I showed our contractor all of that so we can come up with a plan.
4. Be prepared for the unexpected
Things happen, be prepared for that. For example, for our kitchen renovation, the floor was laminate on top of tiles so when we removed the old cabinetry part of it had no flooring at all thus making the floors different levels. We had an unexpected additional cost because we now had to remove the wood laminate flooring and the old tile. We then paid to re-tile the floor. Doing it this way would get our entire kitchen floor leveled. You may have an unexpected electrical or plumbing issue. Just be prepared for that!
5. Know your game plan
If you are doing a bathroom renovation, do you have another bathroom that can be used during the process? If you are doing a kitchen renovation, how do you plan to cook dinner? We didn’t have a microwave or oven! It was tough but we used an air fryer, grill, and skillet to cook what we could. We had family who helped us out with hosting dinner. The process has taken longer than expected which is frustrating but we know the end is in sight!
We did try to save some money by removing the old cabinetry ourselves. It definitely was exhausting work! At the end of the day, our muscles definitely needed some pain relief after demolitions. I think creating a budget and being prepared for the unexpected are two super important tips! I watch home improvement shows and they never put room in their budget for the crazy things that come up. I also think it would be kind of fun to do some of the demolition yourself. Great way to work out frustrations!

These are some great tips! We will be doing some renovations soon on our home and I’m definitely going to keep these tips in mind. My tip would be to pace yourself and watch many great home improvement shows. I have learned so much from watching those shows!

These are great tips for renovating a house! Getting recommendations has been the one that was most helpful for us. I had called several roofers and gotten bids. On a whim, I asked on facebook and got another roofer’s name that I hadn’t heard of before, but who came highly recommended by several of my friends. His bid ended up being half of what our other bids were, and he did a fabulous job!
Oh my, yes! We’ve done so much remodeling through the years and every project is a challenge. Especially being prepared for the unexpected! No matter what we’re working on, there are always a million gotchas x
My husband and I just bought a house 3 months ago, while we were on process of buying. We do a lot of research on what we want and how much we want to spend. From the start we knew we are not a handy people. But that doesn’t mean we are not capable to fix things. The house is 10 yrs old not so much to fix but since we want it to personalize it to feel it as our home. We decided to do some paint and little bit of an upgrade. Its a lot of work but very fulfilling when you see the finish product.
I remember when we renovated – boy did I not know what I was getting into! It’s certainly backbreaking labor and it always seems to go over budget, ha. Great tips. Projects are always worth the stress 🙂
Painting was never an easy process for me. Mostly because my mom never hired anyone and instead made us do it ourselves. Over the years it became a joke, but I low key hate painting because of it haha.
Oh, how I love to be prepared. Oh, how I dislike the unexpected. I am not much of a DIY-er so I will most likely be hiring a contractor after I put together my idea of what I want to be done.
